CIB 285: End of Financial Year Document Lodgement 30 June 2016

Landgate is putting in place the following initiatives to support our customers and people on 30 June which historically is a time of high document lodgement activity.

Settlement Room

On 30 June 2016 the settlement area will be located on the 10th floor at The Cloisters (formerly QBE House), 200 St Georges Terrace, Perth.

The current Settlement Room located inside our Perth Business Office will be closed on this day.

Express Queue

Two express terminals will be located on the 10th floor of The Cloisters. Express queues will only be available for customers who have between one and five documents to lodge.

Customers using the express queue will be required to pay via EFTPOS or cheque only (security considerations will not allow us to take cash in this area).

Multiple Documents

Those lodging multiple cases of more than five documents must use the main lodgement counter inside our ground floor Perth Business Office.

Lodgement Acceptability Checklist (LAC)

All documents presented for lodgement must undergo the LAC by a Landgate authorised officer.

For your reference, the top five LAC errors have been identified as follows:

  • documents not dated
  • address/name of transferee and mortgagor do not match (this could be due to spelling error or suburb/state not included)
  • full address not provided (this could be state or country if outside WA/AUS)
    witness details - name, address and/or occupation details missing
  • items received panel not completed and/or serialised.

Successful lodgement is subject to passing LAC. It is the responsibility of the lodging party to ensure document compliance at lodgement and in the event of a non-compliance report (NCR) prior to 4.30pm on 30 June 2016.

End of Financial Year Business Hours

Landgate lodgement hours: 8:30am to 4.30pm.

Entry will not be permitted outside of these hours.

Note:

Practitioners are strongly encouraged to manage the expectations of their clients by using the best lodgement channel for the situation. To avoid the uncertainty of paper lodgements, both at settlement and at lodgement, it is suggested that the PEXA electronic settlement and lodgement channel may be appropriate.
