Qualification for supply of data analysis

The information contained in this publication is based on the analysis of recorded arms-length sale records and is intended only as an indicator of trends. The Valuer General collates and interprets sales results within each suburb in a consistent way so readers can obtain a clear understanding of comparative sales performance. To keep the statistics as homogenous as possible, the Valuer General has included house, land and unit sales to ensure suburbs with a high percentage of units and land rather than houses can be fairly represented.

Data available is analysed and results do not include sales that have not been settled. Where sales volumes are small, the analyses can be misleading. Statistics are not shown where the number of sales is less than 10. Outlying sales have also been excluded where results are considered misleading.

Suburbs with less than 10 sales for all property types are not included in the suburb block analysis.

Statistics are calculated on an annual ‘calendar year’ basis and comprise a 12 month period from 1st January to 31st December for each year analysed.

PROPERTY TYPES

  • 'House' includes all property classified as having a single use as a house. Variants such as 'house and market garden' and 'house and shop’ are excluded from the analysis.
  • ‘Unit’ includes all residential strata title properties such as ‘group house’, ‘duplex’, apartment’, ‘penthouse’‘, town house’. It also includes the smaller types known as ‘flat’ and ‘bed-sitter’.
  • ‘Vacant Land’ includes fully serviced subdivided lots having a residential zoning.

Details of new building contracts sold ‘off the plan’ with land are not always detected. This means that these sales are classified as a ‘vacant land’ sale when matched against the current description. Every effort is made to eliminate these sales from the vacant land data analysis. However it is not always possible to identify all of these occurrences.
