Interest Enquiry Display

Interest Enquiry Enhanced Icon
Interest Enquiry (IE) is an online service that helps property professionals, purchasers and property owners with risk management and disclosure of rights, restrictions and obligations that can affect the enjoyment, use and future use of property within Western Australia.

As part of the IE upgrade, the map viewer component of IE has been removed to improve usability for customers and the service is now available to My Landgate customers from Landgate’s Online Shop. It allows customers to conduct an interest search through a single simple enquiry. Customers can now purchase two reports:
  • A Summary Interest Report - lists the interests specific to the property searched plus interests known to affect all properties in Western Australia.

  • A Detailed Interest Report - provides a consolidated listing of all interests with a detailed listing of all interests affecting the searched property.
New interests have been added to Interest Enquiry taking the total number of interests available via this service to 32. Additionally 10 interests are also registered on the Certificate of Title.

Verification of Identity Banner

Verification of Identity New Icon
The Verification of Identity Practice has been issued jointly by the Western Australian Registrar of Titles and Commissioner of Titles.

The Verification of Identity Practice is designed to reduce the opportunity for successful land title fraud as a result of identity theft or other improper dealings. It sets out to achieve this by requesting verification of the identity of a person transacting and their authority to deal with an interest in land. The best opportunity to prevent fraud is before documents affecting WA Land Titles are executed and lodged at Landgate.

It is important to remember that the Registrar of Titles registers a change in property ownership at the end of the sale process, following financial settlement. Detailed information about the new Verification of Identity Practice can be found here.

An online brochure has recently been developed to outline what type of identification is required by each party involved in the process and is available now from Landgate’s website.

Also specified are the requirements for verification conducted both within and outside Australia.

TitleWatch Banner

TitleWatch Enhanced Icon
Landgate’s TitleWatch service has been upgraded and is now linked to Electronic Advice of Sale (EAS2).

The online service provides a fast, easy and economical way to monitor activity on a nominated Certificate of Title. TitleWatch has now been upgraded to send notification of an impending property settlement, before it happens.

The Titlewatch upgrade was designed to alert a property owner to expected and, more importantly, unexpected changes to a nominated title. It is crucial property owners respond immediately to any alerts.

This will serve as another measure to help guard against property fraud in Western Australia.

Caveats Banner

Caveats (Improper Dealings) New Icon
In August 2012, Landgate launched a new caveat service for property owners known as a Caveat (Improper Dealings).

WA land owners can now place a Caveat (Improper Dealings) on their own property to help prevent an unlawful change of ownership. Once it is lodged, it will stop the registration of any instruments or documents that normally need to be signed by the owner, including transfers, mortgages and leases.

Jean Villani, Registrar of Titles explained there are several requirements registered proprietors need to be aware of.

“A Caveat (Improper Dealings) can only be placed if all owners agree. If one owner does not want to be part of the caveat, then it cannot be lodged."

“The new caveat can only be removed if all owners agree. All owners must present themselves in person at the same time at Landgate’s Midland Office and satisfy new Verification of Identity (VOI) requirements using original documents, not copies”.

The new caveat is particularly useful for owners who are overseas for any period of time and are concerned about the possibility of identity theft.
